Great space, great location in a chill neighborhood in Tulum. Lots of low key cafes and food spots in this area.

Check-in was easy and flexible, which really helped with our travel schedule. Host’s communication was very prompt and attentive throughout our stay. I’d happily book this Airbnb again!

Wow! Reed and Erika's Airbnb easily exceeded our expectations! Gorgeous, safe, and more amenities than you see on the site- there's an outdoor pool yes but also two outdoor showers and a tub! The kitchen is well appointed and the space inside and out is pristine and gorgeous. As two women, we felt safe walking to the fun calle 7 (restaurants shops and music etc!), massages (scattered around the area depending on what you choose-so many options walking distance!), an adorable coffee shop a stones throw away, as well as a bodega less than a block away (local corn tortillas!).
So the location and the home are unbeatable. But I also cannot recommend renting with Erika and reed enough. Firstly, they're super kind and responsive. Secondly, they have Jose in employ who is a kind professional always available fluent in English and Spanish gentleman who even talked our taxi driver through how to get to the home when I got us lost. He also took us to the most incredible center and lunch!

We were a group of 6 friends, and the house was even more beautiful than the pictures.
The pool is stunning, the house is amazingly decorated and the rooms are comfortable.
The area is quiet and easy to get around. Most recommend to rent a car.
Jose was available for everything we needed.
And was super nice.
We will go back there again,

This place was simply gorgeous. The pictures described the property perfectly—it was definitely one of the best places I have ever stayed.
The host and staff were very friendly and recommended great places to eat. The layout of the house was extremely comfortable, with plenty of space for a large group.
Special shout-out to Jose, who greeted us with a big smile and made us feel very welcome. I truly hope to visit again. The neighborhood felt safe and peaceful.
Recommendation for future guests: bring mosquito repellent for the evenings, as mosquitoes do come out due to the surrounding vegetation.

Very fortunate to have stayed at Reed’s beautiful home with my boyfriend in Oct 2025. The home itself was not only gorgeous but was well-appointed with everything we needed for a 5 night stay.
The home was clean, comfortable and private. We felt safe in the neighborhood and were happy to find great places w/in walking distance (Quetzal was our favorite). We appreciated the fresh drinking water provided & there is an espresso machine (YAY)! My boyfriend had to work and had no issues with the wifi. The AC was cold and not to mention, the pool was incredibly refreshing. The outdoor shower and tub were my favorite. We rented a car & are glad we did as the roads in La Veleta are bad. The mattress in our room was very firm and felt like it could be replaced or maybe a topper added as you could feel two distinct divots where people have slept. Jose, the property manager, was incredibly helpful and responsive. Would definitely stay here again. Thank you, Reed!

Reed and Erika Have an amazingly beautiful home. From the moment I booked they were communicative and responsive. They also sent helpful local suggestions on activities and restaurants. They were quick to respond to my request of hiring a private chef, which did not disappoint. We had the most delicious and aesthetic meal and drinks waiting for us.
Prior to my arrival I had contacted Jose, their property manager, and he assisted in setting up transportation from the Tulum airport. Jose went onto answering every call no matter the time, as well as being our guide to one of the most beautiful cenotes Taak Bi Ha.
We will most definitely be returning and booking this gorgeous home.

We celebrated my 30th birthday in Tulum at Reed’s villa and it was so worth it! The villa was beautiful, Reed was so responsive, and the on-site manager, Jose, was amazing! They both gave helpful recommendations for transportation, food, and tourist attractions. The villa was also clean and looked just like the photos!
Highly recommend!

My family and I had an amazing stay at Reeds place. So much so that we were interested in extra time but unfortunately it was all booked out because why not, it is a spectacular place. From the moment we arrived all the way through the end, we felt right at home and had no issues. The beds are great, towels are plentiful and the pool is an absolute joy! Reed I will see you in my future my friend!

Great place to stay.
We had a girl trip and it was more than we expected. Place is safe, close to everything that you need, lovely interior. Reed is great host, always replying and ready to help any time. Property manager Jose was a right person to ask if you have any concerns and was very helpful.
We will definitely come back.
